Fire Door Inspections

Fire doors hold back fire and smoke so people can escape. We check they will do their job, and tell you clearly what needs putting right.

Is your fire door doing its job?

Fire doors are one of the most important parts of a building’s fire protection. Damage, poor fitting, missing seals and everyday wear can quickly stop them working.

We check each door and give you a written report with photos, noting any defects and the work needed to put them right. We can also recommend or arrange suitable remedial work.

What we check

  • Door leaf and frame condition
  • Gaps around the door
  • Intumescent strips and smoke seals
  • Self-closing devices
  • Hinges, locks and hardware
  • Glazing, signage and certification

Buildings over 11 metres (England)

Since 23 January 2023, communal fire doors must be checked at least every three months, and the Responsible Person must use best endeavours to check flat entrance doors at least once a year.

All buildings with two or more flats (England)

Residents must be given information about the importance of fire doors to the building’s fire safety.

Fire door FAQs

It depends on the building and how the doors are used, and your fire risk assessment should say. Busy doors may need checking more often. In blocks of flats in England over 11 metres tall, communal fire doors must be checked every three months.
Our report sets out what needs doing, and we can recommend or arrange suitable remedial work.

A fire risk assessment looks at fire doors as part of the whole building. A fire door inspection is a closer, door-by-door check, useful where there are many fire doors or where the assessment recommends one.
